Excel "if-then" and VLOOKUP formula

Here is the formula: =IF(AND(A4='By Business Area'!$E:$E,'Company Code 5'!$B$2='By Business Area'!$D:$D),'By Business Area'!$F:$F) --- it is retuing back nothing and I know the values in the two logical IF's do align with what are in the pivot table. I am trying to say if one data value matches one of the records in the pivot table column and if another data values matches another record in a different column THEN retu associated data value in the third column which is the 'by business area' $F:$F column. Hope this helps, I am no good at explaining it :(
